Luxury Sky Villas

Envisioned as a mixed-use development comprising multi-storey residential towers with integrated commercial components, the project is set on a 16.05-acre site in a prime residential precinct of Edappally, Kerala.

The masterplan strategically restricts vehicular movement to the northern edge of the site, allowing the remainder to function as a fully pedestrianized environment. Drop-off plazas along the northern zone feature double-height entrances and lobbies, providing separate and exclusive access to each residential tower.

The podium façade is articulated with lush vertical green walls combined with vertical louvered elements, complemented by a contemporary and restrained façade lighting strategy that accentuates the architectural form and overall design intent.

Developed as a luxury residential enclave, the towers adopt linear east–west-oriented floor plates, derived from the site geometry. This orientation maximizes uninterrupted views towards the north and south, reduces the built footprint, and enables generous open spaces at ground level and on the podium roof. These areas are curated as layered landscape environments offering diverse recreational and social experiences.

The clubhouse and activity zones are organized into four distinct precincts, with the primary clubhouse integrated within the podium towards the western edge. Swimming pools and outdoor leisure amenities are positioned across the open-to-sky podium terraces and the southern ground plane, creating a seamless relationship between built form, landscape, and lifestyle.

Mahima Elanza set out to redefine existing practices and notions of residential apartment design in the city. The core design principle of houses placed around courtyard spaces in vertical towers of stepping form gives the development its unique character. This is also accentuated by large multi-leveled voids in the towers that open up sky views at the lower levels and interconnect the gardens.
